Buying a house requires some processing of paperwork, this process is called conveyancing.

To make this easier, simpler and less stressful, we offer an all inclusive package which covers not only our estate agent fee but also the conveyancers legal fees for the sale of the property.

We have an arrangement with local solicitors / legal conveyancers who will act on your behalf and who are totally independent to give you the best value and service for money.

Do I need a solicitor/conveyancer?

You've found your dream home but where do you go from here? We can guide you through the legalities of buying a home.

In England and Wales you can do your own conveyancing - the legal process of buying and selling a home. But unless you have the time and confidence to go it alone, it's wise to employ a solicitor/conveyancer to sort things out for you.

The whole legal process involved in buying and selling a home can be daunting, so we've tried to make things easier by providing some answers to frequently asked questions.

What are disbursements?

Disbursements are all the payments that solicitors make to other people on your behalf. These are standard costs and include local authority searches, land registry fees and stamp duty.

What is a local authority search?

This is a report of any local authority proposals that may affect your property. For example, it may reveal that an extension on the property has been built without planning permission, or that the nearest road is not maintained by the Council.

What does exchange of contracts mean?

The buyer and seller sign the contracts and the solicitors then exchange them with each other. When you've exchanged contracts you're bound to buy or sell the property and you cannot cancel the transaction without the risk of financial penalties.

Before you've exchanged contracts - can you back out?

Until you exchange contracts, you're each free to back out without any penalty. The purchaser will have to write off any conveyancing costs, the costs of any survey and so on.

What about the fixtures and fittings?

It's important that you know what's included in or excluded from the sale price. This is often the main cause of disagreement, and it's therefore advisable to check thoroughly the fixtures and fittings list, perhaps visiting the property again to go through this with the seller.

What is completion?

Completion is the day on which the money to buy the property is paid and ownership is transferred legally.

What are the cost?
