Landlord Service

Our rental department provide a comprehensive Residential Management System and can provide the following service:

1. We will advertise the property for rent in all our 3 branches and in the Property News.
2. A Gas Safety Certificate should be obtained prior to any property being let which we can organise on your behalf.
3. We will only take properties for let that are in a good and clean condition.
4. Properties should have floor coverings, curtains, light fittings and a cooker as standard. Fully furnished properties are not always in demand.
5. If the property is to be let furnished soft furnishings have to be flame retardant in accordance with current requirements.
6. Once a suitable tenant is found we will carry out employee and landlord (if rented previously) reference checks.
7. If the tenant is successful we will take one months rent in advance and the equivalent as a bond. This will be kept in our clients account, until the tenant moves out, and will only be returned if the property is left in a good condition. Normal wear and tear will be taken into consideration.
8. The Assured Shorthold Tenancy term is for 6 months.
9. The landlord/landlady is responsible for contacting any building society to advise them they are wishing to rent out their property under the terms of the Housing Act 1988. You will also be advised to contact your household insurers to ensure that any conditions are complied with.

If you wish to rent one of our properties, you must be able to comply with the following:-


Minimum of 6 months Tenancy
One Month Rent and Bond in advance plus legal fees of £50
Previous Landlord Reference if applicable,
Employers & Bank References
Tenants under 25 will require guarantor
No DSS unless stated and No pets
